Hello All. Can some give advice what to do in the below situation? 


My parent own a house which has my mothers/fathers and sisters name on it. My sister is moved out and married and my parents want her to sign off on her share of ownership. However she will not out of spite due to unrelated family issues. She never put any money into the house. Her name is on the deed because the bank needed another co signer and she had a job at the time so they accepted her. The house is paid off now.

How would my parents be able to get her off the deed if she is unwilling to sign off?

Appreciate any advice.

I understand. We have a meeting next week. Just curious what they might say regarding this shed. It has no running water or anything.

Hello everyone. We are looking to get a 1.1 acre lot sub divided in orange county New York. I have a question regrading the property line that will split the lot. Local town requires houses to have setback from the property line of 40 feet in front/back and 15 on each side of the house. In this diagram http://screencast.com/t/uQfaJ6UFBUV The blue line is where we want the property to be sub divided, however there is a small shed about 5 feet away from that line. Will the local town or an engineer say the property line needs to be a certain distance away from the shed also? Even though the house meets the setback requirement from the blue property line? I understand I will have to confirm any opinions with a local engineer or land surveyor.

Hello everyone. When building a new home my town requires the dwelling have 40 feet in front 40 in the back and 15 on each side. 

My question is, there is a 40 foot easement going through the property on the south side, Diagram here http://screencast.com/t/x87Oi4ZO Does the house need to sit 40 feet from the black property line? Or 40 feet from the red easement line?

The driveway itself is not actually 40 feet wide, more like 10 feet wide.

Appreciate any input. I will of course ask a local engineer to confirm. I am just curious what you guys think they will say.

Hello everyone. I am curious when buying and clearing a lot to develop on, is it there money to be made by just buying a modular home and putting it on the land or is it better to actually build a house the traditional way?

When you are looking to purchase land to develop on. Do you just happen to drive by or see a piece of land you like and find out who the owner is and contact them to see if there interested in selling? Or do you just go by what you find on zillow ect. under the land for sale section?

If an individual is looking to do this, they they have to be a real estate agent or have there own formed real estate company?

Hello everyone. What would the process be to buy a piece of land, get it sub divided and build a couple houses on it? How do you find out if land can be sub divided before you actually purchase it?

I see alot of new houses in my area (Orange County) being built. Every time I drive past new construction I get angry at myself and ask myself why am I not doing that? Why am I not part of the action?
