@Cristian W. I've only been practicing direct mail for the past few months. I'm literally sitting in from my computer now scheduling my third. No deal yet. But from I know about success is that it comes from consistency. I'm going to have to do more than just direct mail given that my budget is so low.

@Leo I appreciate the feedback. Create smaller goals to achieve the bigger one. I can certainly do that. I read on your profile that a big part of your business is wholesaling. That's certainly my interest. Can you tell where my focus should be as a newbie wholesaler? I don't have a lot of money so the pre-foreclosure lists I purchase are small, around 100 addresses. I've mailed those several times and will continue to renew that list every several months and send mailers monthly. I also have business cards and car magnets that read "We buy houses". I'm curious, from your perspective, what another marketing strategy I can introduce without needing a decent budget? I'm trying to get my first deal but want my expectations to be realistic.

@Aaron Fowles I get a pre-foreclosure list from ListSource. I can't afford a big list so I focus on the surrounding zip codes that are listed as pre-forclosure here in the Houston area.

Thanks for this strategy. I have been using direct mail with a very small list for the past few months and plan to keep doing it but have yet to do a deal. Can you speak more towards making this work?

Hello BP Fam, My name is Dan Redd and I am a new investor from Houston, TX. My primary interest is in wholesaling as I believe this area is the best for me to enter REI. My research taught me that you must have a "why" as to why you want to enter real estate investing and a strategy to back that. My "why" is to pay off student loan debt, achieve financial freedom, and get from behind this cubicle I currently work in. Of course, my list of "why's" is much longer than those three but I thought that might be a bit much for an intro. I have no illusions of grandeur and I am fully prepared and ready to work hard and put in the necessary hours to achieve the financial freedom I desire. I hope to leave my day job within a year (I a willing to listen to any advice if this goal seems a bit unrealistic for newbies). Strategy - wholesale until I achieve a years worth of expenses, leave job, then branch into fix-and-flip, and buy-and-hold. Although, buy-and-hold is beginning to make sense for today as I am only 30 and could have quite the portfolio by the time I'm 40. I hope to retire when I'm 45 (again, I'm willing to listen to any advice if that goal seems a bit of a stretch). Goals - I actually need some guidance on how to set realistic goals as I am unsure of what makes sense for a real estate investor. I look forward to speaking and working with you all be it in actual deals or here on BP. I'm grateful for a resource such as this one and have already corresponded with many. Thanks again. Dan Redd
