Post: Locating Cash Flowing Property

I have spent the last year and a half dealing with an out of state nightmare. I am just like you. I live in an area that does not cash flow unless you put 20-30 percent down. So I went looking around the country. I wound up in Buffalo New York. You can buy a duplex there for 20-30k and rent it out for 400 dollars each side. Now the taxes are pretty high so its not as good of a deal as it looks, but its still a great deal. You can cash flow about 300 dollars positive per duplex after all is said and done. And thats with getting a loan with 10 percent down which is about 6k out of your pocket. So I bought three duplexes. Heres the problem. I dont know anybody in Buffalo. I had to rely on the internet and making phone calls to find a good lender, property manager, and realtor. I am on my 4th property manager, 10th lender, and 5th realtor. I have had to go through a lot of crap to find anyone good. I think I have finally found the right team of people, but it took a lot of time not making money and being stressed out to get where I am at. The city is crawling with scammers waiting to take advantage of unsuspecting investors. Buffalo even has its own task force trying to crack down on these people. The point is you can invest in other areas, but unless you know someone who has team already in place its gonna be rough. Good Luck!

I just joined and would like to let everyone know who I am and what I do. I am 32 and live in Silverdale,WA. It is just a 60 minute ferry ride west of Seattle in Kitsap County. I have been married for almost ten years and have two boys 6 and 4. I am a real estate agent here with Windermere Real Estate. I was an investor before I was an agent and enjoy doing both. I currently own 4 homes in Lynchburg,VA (where I went to college) and 3 duplexes in Buffalo,NY. As a realtor we do not have a good retirement plan so my retirement plan is to buy as many homes as possible for cash flow and pay them off before I retire and live off the rental income. I have also had a couple of homes built here and re-sold for profit. I helped two clients last year buy land, put up a spec home, and re-sell it. They each made about 70k after it was done. The price of land has stayed high and the cost of homes has dropped so it is very hard to do that anymore. I joined this site for networking and investment oppurtunities. I own three duplexes in Buffalo and they were managed this past year by a company called Real Estate advantage. The owners were David Mcleoad and Roger Farney. They didnt collect rents from my tennants for five months and never returned my phone calls. They are no longer managing my properties but I need to see if anyone knows the address of there office or how I might get it. I have searched online and can not find anything. They always sent me things by email so I dint have an address. I am filing a small claims suit against them and I have to have an address. Can anyone help? Thanks!
