How can I tell the market? I often hear this being mentioned by other real estate investors. How do I know if my market is currently down and that now is a good time to buy? I once heard something about market seasons.

All advice greatly appreciated!

@Tim Herman I really appreciate you taking the time out to respond and give such amazing advice. I will save a bit more and try to come back when I've got more to invest with.

@Michael Ealy for me I think it's a mind thing. I also know that my credit is currently not the greatest and im working to fix it. On top of which I have 0 money saved and the job im working doesn't pay much. 1000 units sounds and looks like too much for a beginner.

Let's say I wanted to buy a house. My first rental property but I don't have the 20% to put down for it. Would I be able to get a FHA loan and only have to put down 3.5% and have a "Partner" Fund the down payment for the FHA loan? I was thinking that in a situation like this I wouldn't have to come out of pocket one bit and this also would be a lot better for my "Partner" that's funding me for my first deal. Any other advice or ANYTHING AT ALL will be greatly appreciated. I hear you can get creative with real estate investing when it comes to buying properties but im not sure exactly how. Excuse me for my ignorance and please inform me.

Do I need to own a business or something to start investing? Or can I just take out a loan in my name and just own units independently?

I am very much new to BP & the idea of real estate investing. I really am considering the buy and hold strategy with multi family homes.

1. Is it a waste of time to get my real estate license?

2. Are there any perks for me as a real estate investor to get the license to become an agent?
