Hello fellow investors and real estate enthusiasts! I’m considering begin the process to acquire my third rental property. This time around I’m considering portfolio lending through a lender who specializes in small loans (<50K). Has anyone ever heard of these guys? Riverview Mortgage Corp, based out of Fairview, Ohio. Any and all reviews and feedback would be much appreciated. Secondly, has anyone ever acquired a portfolio loan? If so, how was your experience? Would you recommend It? Thanks in advance, BP family!

David! Nooo waaaayy!!! What are the odds!! Oh man, I’d LOVE to trade notes!! Especially comparing expenses and strategic approach to adding value to your investment.

Are you aware of the FREE Landlord Clinics that the Cleveland Housing Court hosts? I just attended one on Wednesday evening! It was absolutely AMAZING and shocking! The next one is June 11th.

Hey Michael. Thank you for the response. I didn't know that I could set up an LLC that fast. Perhaps I was just dragging my feet my first time through! Lol. That eased my anxiety a bit. Woo hoo! My accountant seems to be pretty on top of things, as well. So I'm feeling better about It all. Thanks.

Wowww! Thank you very much for your profound insight! I learned a lot and I can tell that you’re quite experienced. Since my top priority is to keep property cash flowing and fully occupied, outside of setting a good tone, and maybe bumping the rents $15 or so, I won’t rock the boat much. Lastly, you’ve given me quite a paradigm shift On m2m leases. Thank you.

Hey Eric. These leases are “shabby” in my opinion for numerous reasons. It’s a page and a half at most, covers no rules and regulations, and were all just Signed the same day that I came in with my home inspector. I also have had the luxury of making and revising my lease template over the years, transforming It into a SUPER LEASE! Lolol. So perhaps I’m just really bias. Still, I can’t tell you the shock and disappointment when the scanned copy of those leases hit my email account.
