hey @Joshua Morency. its doable but you may not be able to 100% zero out your monthly expenses.

 Hey @Jesiah Martinez i would recommend looking into community bank loans over FHA. (no mortgage insurance and lower rates). happy to connect and give you some rec's there.

Based on your income and projected debt to income ratio it might be tough to do multi family right now.   That said many. house hackers opt for more entry level condos. Ideally buildings with low common charges and existing tax abatements. 

Some other recommendations to get started.  

I would  recommend taking a first time home buyer course.   Fannie Mae offers a great one called Homeview.  Its free.    This can help you get ahold of concepts like debt to income ratio, min down payments, etc.   Its really good insight for buyers who are earlier in the educational stages.
