some new info on this deal.

5br, 3 bath, 2214sq ft home, 907 sq ft

basement, 430 sq ft garage, split lvl sfr,

built in 2006, lived in the last two years only.
assessed value 227.5k

comps are 247k, 209k, 237k, 207k

they are upside down though, they have a first and a second for a total of 281,950. am still waiting for my partner to get back to me on what they still owe.

I live in Hawaii and may have a deal in Puyallup Washington. can/will anyone tell me if there are any special circumstances I need to be aware of when wholesaling a property in washington?

Also, I will be looking for an end buyer so any help I can get there will be much appreciated.

I am planning to start wholesaling in Hawaii on the island of Oahu. so, i was wondering if any one had any insight, feedback, etc, on the market here
also I have family in SoCal that are willing to birdog for me there and recruit other birdgos. Any thoughts on wholesaling out of state?

when you say "lead provider" do you mean a realtor that you work with or some other source?

Damon, i just read your post that you bought his wholesale class. I tried to get the mentor package inclulding 8 advanced trainings with a partner but they backed out. so i was just curious how you find the wholesale class and did you get the mentor program?

no didnt get the mentor. i didnt have the cash myself and couldnt find some one to partner with.

the class i did get will be happening in January, will let you know.

And Mr I - waaay too late to get the money back have to go with it and make the best.

hello and thanks for the info Jon.

n e suggestions on ways to look for the deals? i was thinking "birddogs", flyers, and handing out a freaking ton of biz cards as well as just wearing out a bit o shoe leather by checking out the nieghborhoods myself.
