Thanks for the info. Your saying step one is a real estate agent how much do they cost? Because unfortunately I do not have income currently. I'm in a law suit but it's ongoing.

MLS offers are listed correct? Everytime I find buyers they want unlisted. So how do you have advice to using this? You say to only but properties under contract that your 99.9% sure of. So if the I send the info on the home to the buyer. That should be all I need to know if he/she is a serious buyer?

Thank you your advice has been most helpful. Now I understand Wholesales a lot more. So it terms of flipping a home I know I would need a private lender. I have seen some do you know if they take credit in to account or do you just have to show them a great deal with a buyer lined up already.

Back to this home I found. So next step it terms of finders payment. Bring forward a contract to the buyer saying to sign with me before they get the home info from me correct? Then pay me at closing? How do I figure how much to charge them?

I understand so I'm not looking for foreclosures for wholesales? What exactly am I looking for? If I did go this route though I basically get a attorney have them make a contract like your saying.

So I found them this foreclosure which there buying from the agent. Not me but they have to pay me a finders fee right? Why would they pay me though if there buying it from the agent/bank and not me?

Hello, my name is Damon Fairbairn. I'm a disabled 20 year old man just looking to provide for my future. I have seen how helpful people are on this site. I've also been reading peoples questions and stories. Here's to hoping you read mine.

I have quite a few question and I'm hoping people can give me some insight on each.

Every question I have pertains to a deal I'm working on just need some advice from all angles.

I have built up a buyers list of 10 people. One in particular gave me a precise asking of. 3 bedroom up in good areas no war zones Beverly, Avalon , 87 street 95 street pretty much open cash deals that we can move fast. Also a brick house.

Now as you can see that is very specific. Which is fine with me. Moving on, now I think I have found a perfect fit for this buyer. Using this fantastic website as well. So now I know this is dragging on so onto the questions. "Warning" These are probably very newbie questions.

1. So I have a buyer an all but if I call up the agent. (it's a foreclosed home) So lets say I get it under contract. What if my buyer doesn't like it an won't buy? Do I send the buyer a ball park of the price I'm going to charge? Which I don't know because I have yet to speak to the agent. I can't just let them walk in the home an look around with out it first being mine right?

2. Piggybacking off of those two questions. Say I called up the agent an we came to a deal on the home. How do I go about getting it under contract exactly? Do I call a lawyer and tell them I would like to get something under contract? Do I supply one from somewhere? Does the seller have them for us to both sign?

Now I have read about contingencies an they seem very confusing to me. I would like to be upfront with the seller. So they know I have a buyer waiting and I'm in it to sell it or I will back out. Is this a contingency already made? Do I make it up on paper or with a lawyer ect... I have seen many people say use the inspection contingency clause. But then you are masking the plan to wholesale which is fine I guess. The thing is the reason why I'm asking so much is not because I'm worried about the deal. I can find more of those, I'm worried about my reputation if I have to back out with the seller.

3. Lastly I do not have any credit really at all. Two years ago working for the first wage paying job of my life as a general laborer for a locally owned restaurant. (I did work before then but it was odd ball construction roofing ect) When one day I was being picked up from work because I let my sister use my car that day.

A woman pulled into the oncoming traffic lane and hit us head on at 60 mph. The resulting injuries were tears in the disks inside my spine leaking fluid causing pain. I went through therapy, and hard pills until surgery was placed on the table. Suffice to say I haven't worked since because I can't. I thank god I can walk though.

Now I didn't work at the restaurant but maybe close to a month before this happened. So I have no credit at all that I know of. Knowing this how do I get the agent to sign a contract with me with out credit? If I need it.

Anyway thats the end of me badgering you poor people with questions. I hope to hear from you guys/gals soon.
