Never thought about it that way....that is tenant trying to say deposit was the rent. Thanks

Thanks Ibrahim....Looking thru paper and craigslist most security deposits are approx 75% of rent here.

Best way to determine a deposit for rental property? SOme say a months rent seems high for a $800 a month rent. Or a percentage of the rent. We plan on not allowing pets. Whats your opinion?

Thanks Dave. Ive heard that tenants are responsible for first 200$ repairs from some podcasts. Is that common? My dad has some rentals and doesnt charge that fee. But he was never told or taught to do that. Just wanna make sure Im doing things right. I will check out the site for more info on reports.

I meant where can I get a great rental agreement and other legal forms for Texas investors?

Just won the bid on a rental property waiting on paper work to be finished. I live in TEXAS and need to get up to speed on being an effective and profitable landlord. Where can I get a great rental tailored for TEXAS market? Do I make tenant respondsible for first 200$ of a repair? Do I get credit criminal reports and best place to get them for TEXAS? Any advice or opinions would be appreciated. Thanks
