Hey team,

We are getting ever so closer purchasing our first flip property. It's show time ! 

My wife and I got quoted 3.99% for a conventional loan and 15% down. Has anyone had any first hand experience with Quicken?

We are getting mixed reviews online and from what I can remember, they are just another payday loan place?

Any info will be greatly appreciated!

First is first....you just made 60K from one deal! Congrats my man, not many of us can say that. With proper education, we can have many of us say the same one day.  

What you need is a 5 day trip to the mountains or the beach, whatever the preference is. Clear your mind and ask yourself "Why am I doing Real Estate?" 

Is this my business where I pay myself a salary? 

Am I raising capital for a start-up?

Do I already have a great career which I love and my RE income will be my travel money?

My top 3 for beginner investors, including myself, is figuring out the values you get from your investment, surrounding yourself with the right people (and you decide the definition of "right people") and just have the mentality of getting things done. Time is everything and if you don't manage it correctly it starts to become mismanaged, just like everything else. 

Good luck with your next deal, I'm hoping to get my first done by the end of the year.

Hello @Mildred R.

Welcome to BP and congrats on your first successful REI ! Atlanta is a great RE market to start investing.

Everyone has great points and speaks from their own experience. We all do what best works for us and you should do the same. I agree with @Crystal Smith the most. Education is the key to your success, especially financial education. Spend few months educating yourself about RE, as it can be very rewarding but painful at the same time.

The most important question to ask yourself is, "Why do I want to invest in Real Estate." You are starting a business and the same principles apply. Who is your target audience? What is your niche? Do you have a business plan? Goals? R&D. 

After you answer all those questions, create a team of people smarter than yourself that will help you move forward. Attorney, agent, accountant, etc.

Greetings my BP fellows, 

You know how when you are driving you tend to think about different things that can add value to your business. That saying, "Give and you shall receive."

So I'm driving and I ask myself, "How common is it for a RE investor to give incentives to their current tenants if they can recommend someone to occupy your empty unit and lives there for a year?" Well thanks to @Joshua Dorkin and his great team, I can pose such question and hopefully create a fun and educational discussion.

@Anna Watkins This is great information, thank you for sharing. I have so far vetted only one, which was a recommendation from my Real Estate agent. He currently works with a few investors but is not one himself. I will follow up with you once I make my decision and it would be awesome if you could do the same.

Greetings all,

My education process is moving along really well and many thanks go to the BP community. I am almost ready to actively start looking for my first rehab property. 

I am currently shopping for an accountant and have gotten few quotes. I just wanted to reach out to all of you and see if anyone can give me a market price for an accountant in the Atlanta area. My wife and I need a yearly tax return done.

My current situation is quite simple. My wife and I have a child, 2 rentals and our primary residence. I guess the most "outside the norm" thing we would have is depreciation. 

Any help will be great.
