Hi All,

Myself and two of my colleagues are looking to set up our own syndication and we’re looking for experienced investors to pick their brains. We are in the beginning phases of setting ourselves up but are ready and eager to learn.

A little bit about myself and my two other partners: we are a part of a top producing residential real estate team who has completed over 300 transactions and upward of 120 million in sales volume in year 2020.

Hi Biggerpockets community,

I am at the start of my investing career and am trying to analyze 5 properties a day to become more proficient in what is a good vs. bad deal, and what to offer on a property. I have used my 5 free Biggerpockets calculator analysis and was considering upgrading to a Pro membership to continue analyzing deals. 

I am wondering if anyone has feedback on the Biggerpockets calculators worth, or is there a free or similar service at a lower price point? What deal analysis tools do you use? If you have any excel spreadsheets that are better off or the same thing, could you please share with myself? 

I hope you can share your analysis tools to help me become the investor I have set out to be.

However, if you come across projects with permit-required construction, keep in mind UC Building Department is notoriously horrible. I thought it was an exaggeration and have learned the hard way it is not.

Another important detail to consider is that property taxes in NJ are typically higher than some of the other surrounding areas.

Another great spot to look into is UC’s neighbor, West New York. We found some great properties there though weren’t able to lock any in. I’ve also heard dealing with the Building Department there is significantly better.

I am looking for a duplex/triplex. But I am unsure and do not kjnow if I should just purchase a 1-2 bedroom apartment in NJ to live in while investing in a multifamily out of state.  I was thinking of living in the apartment while renting out the multi in a different state where the cashflow could be higher, but appreciation may be lower too. I am not sure where my money would be better spent.

@Erik Hatch, Thank you for the suggestion and I have been using the U.S Census for information. I appreciate you sharing your experience and advice.

@David Smith, I have been on zillow and loopnet to search for these properties. I have found that Teaneck, Garfield/City, Union City, Bergenfield, and Hackensack are reoccurring locations. I have looked further into demographics and overall consensus. 

Since you are an investor in New Jersey, do you have any tips specific to investing within New Jersey?

Hi Biggerpockets Community,

I am interested in multi-family properties in Northern, New Jersey. It needs to be preferably within 35-40 mins commute to Englewood as my girlfriend will be working there. Any recommendations of cities/towns in that area to do some more investigating? This is not an advert by any means, I am just trying to get a gage of the location within Northern New Jersey and places closish to Englewood.

Does anyone have any suggestions on cities/towns?

I was looking at Bergan County, & Hudson County, has anyone invested in these areas that have any advice/thoughts?

Hi @Ron Strand thank you for your response. Before I invest I will defiantly be opening an LLC before I start investing. I will also be consulting with an expert in the field.
