I've heard a few people here mention their preferences for SFH's over condos as investments. And I believe some folks have justified this preference as a matter of control over their property--i.e., while the condo-owner is in full control of the unit, an association controls the building, etc. I imagine it is troubling to some investors when there is a special assessment, or when they simply do not like the building management.

I'm wondering about any other reasons for avoiding condos (perhaps issues with neighbors?). Also, I'd be interested to hear from folks who prefer to have condos in their portfolios.

Reading about that third loan, Jesse, with you alone on the mortgage struck me as sort of troublesome initially. But as I thought about it, your partner had/has at least some skin in the game w/ respect to that downpayment. And moreover, you guys have a proven track record together. So I imagine that that was a good option for you.

I understand that once an investor has 4-5 mortgages, conventional financing can become a challenge.

Is this the reason why certain investors, who are successful in their own right, seek partners—i.e., they need a partner who can more easily acquire conventional loans?

Thanks for the input Joshua, Chris, Dennis, and Bridget. What I am taking away is that a HELOC is reasonable if one can realistically leverage cash flow and/or work income to knock down the balance (and knock it down fast) if need be. That was my thought but I'm glad to hear your experiences

I'm curious if anybody here with substantial home equity has opted to finance a rental property with a HELCO? I considering using part cash, part HELCO.
