Thanks all for your help. We decided not to go forward with that house, too many 'moving parts'. We are currently however looking at a legal triplex ( metered separately)

Hi,

We are purchasing a triplex in Springfield Ma. and wish to have a no pets policy.  The trouble is that at least one of the tenants that we would be inheriting has a small dog.  The apartment looks clean and dog looks like it stay's in the crate most of the time.  How do I enforce this rule for future tenants and not appear to be discriminatory towards them if I allow the present owners to have their pet?

Hi all!

Looking into buying  a 3 family in the springfield ma area.  Anyone have any ideas on the avg monthly water/sewer bill in that area?  I have looking for multi families for a while now but seems water/sewer costs are all over the map.

Also ,this property i am currently looking at, a 3 family legally but have been used as a two family.  First floor is currently rented as a 3 bedroom for 850 a month (below market value) and the 2nd and third floors have been rented together as a 5 bed room (3 on second and 2 on third).  My dilema is that the utilities are not seperate on 2nd and 3rd floors.  my realtor said to just lower the second floors rent and have them pick up the electricity and hot water.  She said this is common practice... Is it?  Please Let me know what you think.

This sounds so exciting!  We're looking to invest in our first milt family property in the springfield ma. area.  How do you come up with the 20% down payment for each additional investment?  It would seem that after we buy this property, it would take some time to recoup our initial investment.  Also any investors in this are would love to meet/chat.  Anyone going to the realty 411 event in Long Island on sept 17 th?
