hello BP I was driving for dollars and came across this house that was boarded up so I looked it up and the owner was living out of town so I direct mailed him and he called and said he wants to sell all of the land ( 5 acres) with the 2,788 house he gave me the price for the land but my comps wont add up because the land is in the millions but the house ARV is only $273,000 what do I do BP should I only negotiate for the house or all together thanks for your help

the $273k came from just the house alone the guy wants $5 dollars a sqft which is $1,089,000 he has a boarded up house on the property so that's where I got the ARV didn't do it by others in the are with 5 acres

Hello and good evening I have a possible deal on the table for my first wholesale deal the owner lives out of state and the house is sitting on 5 acres the house itself is 2,788 sqft and the arv is 273,000 the owner wants $5 dollars a square feet for the whole 5 acres I would like to know what angle I could work this should I ask for just the house or do I negotiate the whole 5 acres please help and thank you for your time and input

hello I have a question say someone has 5 acres and they want $five dollars a square feet what is the conversion for that I know one acre is 43,560 sf so if 5 equals 217,800 then five times that would be $1,089,000 is that correct or is there something missing
