Why don't you just cash out, buy your forever home cash somewhere nice in a tax friendly state and live.

You will have medical from the VA and you can rest on your hard work all these years.

As a nurse you can do fill in shifts pick and choose when you want to work.  

RPP this is what you can do if you want.  No more headaches, cleaning, painting, all that stuff.

Just a thought if you want.  

There is probably a back story why you can't do it.

I am 49 years old and maybe I am old school but I am in the don't put all your eggs in one basket type.

Yes I have missed out on great opportunities the past 30 years by not jumping on name something that blew up the past 30 years.  

But steady as she goes for the past 30 years, mirroring the S&P and real estate has placed me in a great position financially for when I retire in 4 months at 50.

Specifically hindsight is 20/20.  If I could go back and jump on everything that blew up in the past I would, but I can't.

Everyone Monday night quarterbacks or start thinking about it differently once the results are in.  But its the investor who is willing to put it all on the line before the game starts that will come out big in the end.

I am not that much of a risk taker with my finances.

Just my opinion.  Steady as she goes and well diversified has done real well for me.  I am not complaining.

I think the most challenging part of your plan is building a new home is you have no previous experience doing this.  If you get this part of the plan down and have the process from start to finish mapped out, then I think it can be done.

I read a little hint of lifestyle change in your post.  It seems to me that you have been living life like a high roller and you are at that point in your life where you need to just downgrade and live well within or below your means and get a grasp on your finances.  If I read too much into that I apologize.

I think your misconception is that everyone knows or has the actual ability to run numbers on a rehab.  They might also not be comfortable giving an opinion about a neighborhood because they don't want you to buy based on that opinion and then it be way off.

My suggestion for you is to find a realtor who is knowledgeable about rentals and rehab costs.  They will be able to give you the details you want.

It might take some digging, but on these forums you can find agents for certain areas that have this ability.

When I bought a home in Bloomington, Indiana, I got my realtor from these forums, he was also an investor so he knew how to answer all of the questions I wanted answered.

Honest answer, Nobody is asking you or begging you to invest in real estate.  Put all your money in bit coin if you want.  

It is your money and you can do whatever you want with it.  Bottom line.  Nobody on this forum is here to change your mind.  

Do what you want with your money.

I'll play the other side as well:

If the seller is a well funded person who doesn't care about the money he is losing, then he may just wait you out.  He will get his high priced lawyer to counter your every move, keep extending the court date if it ever gets that far.  He keeps possession of the house and fights you tooth and nail.

A game of chicken to see who bleeds out first.  

Whoever has the biggest bank account will come out the winner.  

I hope this is not the case but may be what the sellers play is.

I personally think that the majority of investors are well funded and not overextended.  There may be a segment of  investors that are scraping by but the numbers are not that significant.  I feel this way based on the criteria in which loans are being given out.  Underwriting is pretty strong right now.

There will be some opportunity but it isn't going to be as significant as many are predicting.

The landlord/owner needs to file a theft by embezzlement report with the police department against the property manager.

The renter/squatter needs to be removed by eviction due to landlord tenants laws

Landlord is breaking the law in this case.

That is a decision a court has to make. Unfortunately we do not make the law or can we make our own decisions about the law.

You have to evict a squatter. The cards are stacked against the landlord right now unfortunately.
