Why didn't you confirm this information during your due diligence? I am not suggesting that the seller didn't do anything wrong but I am saying that you as the buyer are responsible for confirming all of the details of the transaction are correct before you close.

Now if the seller straight lied to you that is a different story but if you neglected to confirm this then I would say you excepted this situation by closing.

Great topic! Like anything in life nothing is clear cut.  I am a consumer of real estate.  I just like to spend my discretionary funds on real estate.

I don't spend my money on fancy cars, lavish vacations, country club golf and tennis memberships.  But I have no problem spending my money on houses or real estate.

It just so happens that owning property in Los Angeles county over the past 27 years has made me a good amount of money, mainly through appreciation.

So am I an investor or am I consumer.  I would call myself a consumer.  

Just my two cents.

I understand and that is what it is like for most people who ask the question "How do I get out of the rat race?"

I feel like the question you are asking is how do I become rich enough or make enough money in real estate, stock market or whatever vehicle you are using to live my current lifestyle so that I can not have to work and leave the rat race.

This is a very different question then the initial one.  

Just something to think about.

Hey Jacklin,

Please take my response with an open mind.

People always say they want to leave the rat race but continue to live the lifestyle they are accustomed to living.  

I would encourage you to take a hard look at your lifestyle now and how your finances look.  Take account for everything in your financial profile.

Now look for a situation that will allow you to leave the rat race.  This is where it gets tricky because most people don't want to or can't do what is needed to do what they say they want to.

Some things that stop people:

Family obligation

They don't want to live in a different geographical area

They don't want to live in a lower priced neighborhood like moving from an A neighborhood to a D neighborhood

They don't want to live in a smaller home  or space then they have now

So I fell like many people say they want to leave the rat race but if they really wanted to they would do whatever it took to do so.  

I don't know your specific situation but if you own a home now and have the ability buy another property in Mexico, then I think you may have some moves to get out of the rat race if you really wanted to.

Either way you are going to need to pay for housing.  If you can house hack your way through your school years and it cost the same or less then you would pay on rent then it is a win win in my opinion.

After you graduate if it doesn't cash flow you sell it and get your money back.  You just got free housing while you were there.

Just run your numbers and see if it works.

Happens all the time. Just make sure to check your property often because the second half of that scam is to get in there and change the locks. They give the key to the victim who moves in with the key and a lease that says they are the renters. Then you (the owner) are stuck evicting someone who Is in your property illegally. In their eyes they paid a deposit and first months rent to someone and got the keys and moved in.

The first part happened to my add but I was lucky the victim called me to confirm their transaction with the realty company I was using to rent my property.

I had to break the news to them that they were just scammed out their money.

I was told to use watermarks on the photos so they can not be copied.
