Hi Cliff! I can at least answer the initial question. Homes do and can sell for prices that low. However, some of the areas that those houses are located in is an example of getting what you pay for. A lot of those areas would have a high turnover rate due to tenants constantly moving out of some of those areas or due to evictions because some of the tenants have rents for 2-3 months and then that would be it. Also, good tenants would prefer not to live in most of those areas.

Yeah! I would say the Rookie Podcast made it interesting as well to hear people's success with similar backgrounds as I. Okay, so the biggest thing that I am taking away is that I must find someone locally to be able to help provide value for in a nature that I may not have realized could be helpful.

Hey everyone! I commonly go as Murphy and is kind of new to Bigger Pockets. I have listemed to tons of podcasts and you all's stories and I have had a passion in real estate for a few years now. Hearing all of the great stories and possible outcomes from your stories has fully inspired my aspirations!

My question is, are there investors that would help educate an individual who would be graduating in less than a year on what would be the most beneficial way to get started? I am not the type to look for a one sided mentorship, I believe in helping others genuinely and through that process, comes great results. I would say that I have a decent level of education as it pertains to real estate as I know how I can enter this industry, in which my method would be through house hacking in the Cleveland area, as well as working alongside my grandmother in helping her manage the Airbnb and the other properties. The help provided to her was primarily a way to learn more of what I do not know. Which is why I primariy strive to speak to people who are doing what I want to do and have way more experience than I; that's how I found my way here ha (plus whenever I talk about real estate with others, no one knows what I am talking about because we do not share the same interest).

Overall, I believe I have solid knowledge of this industry so when people are speaking to me, they do not feel like they are talking to a fridge. However, I love learning and networking with others, so my major question is what can a future college graduate with not enough money, tons of debt, decent handyman skills, and a solid knowledge of running real estate numbers to aim for preferred ROIs, and a few more traits do to benefit someone else?
