Post: Sending gift cards to tenants

I gave my tenant a Christmas card this year. I know it was appreciated because I received a handmade card back from one of his kids the next day. I think I spent $6 on the card. Not a bad idea just to be nice to your tenants and remind them that we're all humans. I believe you can do this without creating a "buddy buddy" relationship.

I've recently went around driving for dollars and have found around 10 distressed properties. I have looked up all the owners and have their mailing addresses but I really feel like a conversation over the phone is a much better way of getting the owner to respond positively. I've searched on BP for the best skip tracers and different methods of finding a sellers phone numbers but there have been few solid answers and most are outdated. Does anyone have experience with finding sellers contacts or know a reliable way to get that information? I'd be willing to pay but I also don't want to get ripped off by some bogus search site.

@Aviv Berkovitch I personally haven’t invested in any property in Raleigh but I drive around delivering food quite a bit and I’ve noticed the Briar Creek area growing rapidly. I think if you could find a house within a couple miles of there it could potentially appreciate in value a good bit and also wouldn’t be hard at all to rent out.

Awesome goals! It’s awesome to see that there’s many people with the same goals as me. Mine are as follows:

1. Read 26 books (or one every 2 weeks)

2. Acquire 4 more units

3. Connect with 2 new investing partners

They’re not huge goals but I’m still getting into the real estate game and I’m excited to progress in this new year.

@Mason DeJarnett Thank you for the input. I agree that I want to have that business mindset and not as a hobby but do you think it would be wise to create one now with only 1 property? My biggest concern is that the business itself wouldn’t be taken seriously because of the minimal portfolio.

I currently only have 1 property so it may be too soon to ask this but I was wondering if it would be beneficial to create an LLC. I plan on acquiring more properties and didn't know if an LLC would make a difference on my income tax or how any of that works. Any advice on this helps, thanks!
