@Israel Peres All of the suggestions are great especially the insurance part! If a contractor can’t afford a few hundred dollar insurance plan then what else are they skimping out on? The only other suggestion I would have, and it’s not ideal in EVERY situation, but sometimes it’s a good idea to start them out on the small simple jobs to see there quality of work. Once they have proven themselves start giving them more and more until they prove themselves and then you can open up the flood gates!

@Josh Keen Definitely pros and cons to each for sure. With my past operations management experience in the property management vendor sector I believe it really comes down to preference and how much time someone is willing to put into building that team and quote on quote “squeezing the lemon” on each project. There is plenty of money left on the table if you are subbing everything out for sure. This doesn’t even take into account the opportunities it brings in the future. Whether it is attracting more potential investors by having in house crews to other possible vendor work for other companies or even for personal gain on your own investments by having cheaper rehab costs!

If you are a property management company do you have an in house team for maintenance and remodels or do you sub everything out? Curious to see everyone’s perspective as it relates to this. If you don’t currently have maintenance in house what are the obstacles holding you back from doing so? If you sub it out why do you prefer it that way? I’m curious to see everyone’s perspective on this as I have a background in vendor work with large pm companies.

@Scott Trench Great perspective. Like stated the licensed individuals have been great that I have but the handymen have been a little tougher. It was like that in my previous two “corporate” positions as well when I dealt with vendors/subs and that is why I started with offering pay above the market average in the area to try to attract the best. Like you said, if you offer something great people will see that and take it for what it’s worth. Just have to weed out the bad ones and take care of the good ones!
