What is your opinions on financing land other than owner financing and private lending? What is your best strategy and what are the requirements to obt

Great question. I was involved with property management and leasing after high school and I was also an assistant operations manager at a company who managed all of Resipro’s maintenance and turnovers here in Indiana and west Ohio. Currently I am more so in commercial construction specifically electrical however. But I definitely have experience talking and communicating with subs and such. Of course I am on here because I am investor and entrepreneurial minded so I’d like to believe I think like an investor when it comes to situations!

Exactly Shawn! Obviously due to legalities there is a lot I can’t do. However there is still some things I can do to take off of peoples hands. When I made the post I was thinking of flip/rehab and turnover management with maintenance as well but I am open to speaking about more. I just work full time so I know I won’t be able to do some things as I am not free for tours and such. Feel free to message me if you would like!

@Danny R. Indianapolis was flooded with investors a few years ago but it is still a revitalizing hot zone in certain areas where there are 500k+ homes sitting next to “dumps”. So when these “dumps” come available there are multiple offers on the spot from in and out of town investors. Keep this in mind when bidding on a house in the future! People have also been slimming there margins when it comes to buying criteria in hopes that certain places will appreciate in 5-10 years.

@Stephanie P. My personal goal is to open a gym by either buying an existing structure and upgrading or by just buying the land and building depending on the deals out there and once I have done more research and gained more knowledge. I do plan on having a few units within though to lease out.. Thinking either a strip mall if I buy or if I build then just have a few offices within... any advice would be great on which would be the smarter move! Thank you!
