Wow definitely food for thought from everyones insightful inputs. Thomas my income has been inconsistent of here lately due to factors outside of work no excuses though. I have been working for the past few months and will continue to work as I understand my paycheck is the only source of income and only asset I have going for me. I just left my county assessors office today and she will be sending me every 2-4 unit property in my county today. I will continue to work, continue to save money, and continue to think and act as an investor. Even though I don't have much capital at the moment. I figured I can still learn alot from the process as if I did. So when the time comes I will be steps ahead of the game.

You all have been more than helpful. I understand there are FHA and 203k loans out there I've just been weary on alot of the stipulations even though they offer such a advantageous low down payment. Haven't actually contacted a lender before though and if there is room for negotiation with some of the stipulations then maybe I've been overthinking it. Steve you definitely hit it on the head with your perspective with Suzie's cousin. I definitely intend to be as fair and honest a person I can be inside and outside the real estate field, knowing these practices help me as much as they help others.

I definitely feel like I got my foot in the door to say the least growing up here in Atchison my whole life so there could definitely be some reconsideration. It's just the resources seem far and few as compared to a Kansas City or somewhere bigger. That's where I feel I'm in a bind but maybe it's not far fetched. I will start looking into some meetups close to me and get acquainted with familiar minds.

I find my self constantly on the internet looking for the next "boom city" or a city that is in recovery on the rise or a city in a seller's market. I live, born and raised; in a small town of 10,000 people in Kansas. To keep things short this is not where I want to begin my real estate journey. Maybe it's because I know everybody and everybody knows me, or because there seems to be a tight leash on things around here. Probably not the best reasons but regardless I want a fresh start. That's alllll I freakin want is a fresh start! Please excuse my emotion but I'm tired of constantly thinking about real estate, reading about real estate, and when and where and how I'm going to get started. I know the time is now, but the problem is I knew it was now 6 months ago. I guess I'm here to ask if it were you. Your 23 on your own, you've got little (couple thousand) to no money, no credit, no experience, just time and opportunity. Where do you start?

So I'm assuming im suppose to just know the answer. I know I know! The answer is "the best place to invest in the US is where you're at right now". Haha! I guess I knew the whole time thanks anyway nobody!

I'm deciding to relocate but haven't decided where. Where I reside now does not provide me with the best resources and opportunity to invest in real estate. It's just me, a dollar, and a dream. If you could go anywhere in the US to invest not just your money but your mind in real estate. Where is the best place to start investing? Which part of the country is the real estate most susceptible to growth.? Please and thank you for any feedback.

@Ned Carey you are absolutely right! I could of phrased the subject better and said the closest thing to a guarantee, even though you still understood me. You couldn't of explained it any better and really help me see that the true investment is in your mind which in turn unfolds on the physical aspect of Real Estate. Your feedback has been more than helpful and I'm very thankful. I can't wait to go learn more about my market and see where it's at right now. Thank you again!

@Brandon L. Thank you for the advice. This seems to be one of the major factors in selling a home, so I will be sure to get the home for the right price and keep my expenses low then have the room to sale the house for a fair price and be able to adjust it if need be. Thanks again!
