I have a primary residence that I am considering using as a rental. Would it be ok to carry separate policies (I assume with different companies) so that I am covered regardless of how the property was being used when the incident occurred? If an incident happened with renters I could file a claim under policy A (Landlord) and if an incident happened when I was there I would file a claim under Policy B (Homeowners)?

I understand that having two homeowners policies or two landlord policies can sometimes cause issues, but since these are covering different uses, would I be protected? Is this somehow illegal?

I am considering the purchase of an SFR that is currently leased to a section 8 tenant and was wondering if there were any specific lenders or programs that I should be looking into for financing beyond traditional methods?
