@Vidal Gonzales It is important to remember when investing out of state to be sure you have a capable team of vetted people who are experts in the market and are familiar working with out of state investors. I would recommend building a relationship with a high quality real estate agent who specializes in investment properties, as well as an excellent property manager in the market you're interested in before seriously considering investing out of state.

@Pax Magaway House hacking is a great way to get started investing and purchase your primary residence at the same time. Since the rent from the ADU or finished basement will help cover part your mortgage, this allows you to save the extra money towards a down payment on your next investment property. I believe house hacking is one of the best strategies for new investors to start building wealth and began their journey towards financial freedom. This of course, all depends on you finding the right property for your situation where the numbers make sense for you and your goals!

@Jeremie Edwards Congrats on finally being able to break ground after a year of being held up, hopefully the rest of the project doesn't have any delays! It sounds like the numbers are solid and you have room to operate. I am excited to see the project progress over time and what it looks like upon completion!
