Hi Edward...I hear you, been there and doing that. We are www.WeBuyOK.com. Put out dozen of Bandit signs. I am working my tail off with no results here in Tulsa. I have visited dozens of owners and called dozens of leads. Don't have the budget to compete with the ugly houses folks. How are you doing in OKC?

Thanks David. Tried most of the methods...bandit signs included. Tried the REIA. Frustrating that we live in such a challenging market!

How do I find $25-50K SFR properties in Tulsa, are at 65% of ARV less cost of repairs? Is it best to buy close to downtown areas? I figure they will be distressed or abandoned but how do I find them? I am frustrated in that after I find the owner of a vacant house they won't budge unless it's in the war zone areas. Where do I go for the deals? Do I pay a couple of thousand referral fees or what?
