Looking for someone willing to share lease option agreement with all additional documents that need to go with it. 

Just can't find templates for all documents needed to successfully execute lease option (rent to own).

It's just another guru on the market. I haven't seen this many gurus in any other indurstries like in the real estate. This is unbelievable. As soon as somebody buy/sell 10-20 properties becomes some kind of guru. 

Same with Jerry Norton (flipping mastery). Until the end of 2nd phone meeting you believe you'll work with Jerry but in just one sentence during 30 minute contract agreement review speach (if you even listen by that point) they say you'll work with his "team of experts". Paying premium to work with his clerks! Not to mention that the speach is recorded and they play it for you while you think person is on the other side (I found out by accident because I had a question during the speach, recorded speach didn't stop even I was trying to stop him multiple times) :( Sad but true. 

I believe there are a good people out there really willing to help, it's just hard to find them.

In Illinois, even if you buy and sell more than certain number of properties it requires a license. You can’t even do that.

Requiring a license is for the purpose of protecting public (people without real estate licence and knowledge) from getting misrepresented by individuals without the knowledge (wholesalers without a license).

If you are planning to do this seriously go and become the broker. It’s not a rocket science and it doesn’t cost a fortune. But states will start chasing people fir doing this without a license, and you don’t want that to happen to you. Illinois is doing the same, just FYI!

Started a week ago with the whole thing. Educating myself while trying to apply some of the knowledge gained. Using BP tools to practice with current offers on the market.

Trying to connect to as many sources as possible, to learn as much as i can.
