Thanks for your prompt response. I am in the process of repairing my credit but wanted o se add mint to get started. From the podcast I listen to they say this is possible with my credit issue. I'm just not sure which step to take first in regards to finding a property or contacting a hard money lender.

Good Afternoon Everyone,

I am a newbie to real estate investing and seem to be a little stuck in regards to knowing the next step to take. I have read the beginners guide and listen to the podcast daily. My niche is single family homes(buy and hold) and I plan on using a hard money lender due to credit issues. I'm really anxious to get started but am not sure what step I should take next. Do I start looking for a house to invest and then contact a hard money lender or vice versa? I'm not sure if I already know the answer and am just a little scared to make a move or if I am completely off course.

Hi Sharon and thank you, good luck to you as well. @Paul Timmins, I am in the process of reading the beginners guide and it is very insightful. I will definately look into the local REIA clubs in my area. I would also like to thank you for you advice in regards to potential investors. I never really thought about the fact that my profession could possibly be a good networking tool in regards to private money investors.

Hello Everyone,

I am happy to have lucked upon this wonderful community. My name is Tanisha and newly married going on 2 years August 16th. I am also a mother of 3 beautiful children ages 12, 7 and 3. I am employed full time as a financial counselor for the biggest hospital system in Houston. I also have an Associates degree in Health Administration. I have very little background in real estate but have been researching investing for a few years now. I finally received the courage to pursue my passion. My goals in real estate would include investing in single and multifamily housing. Again, I have very little knowledge but I am ready to learn and set sail. Hopefully after learning and networking I will be able to fulfill my dream and increase my wealth.
