Hi Nicholas,

Welcome to the investing world.  Hawaii is a hard place due to high prices but is totally do able.  My wife and I started just over a year ago and have bought two places so far and are closing on a five unit apartment building today on the big island.  It takes a lot of work and determination, but will be worth it in the end.  Good luck

Alex,

Not sure where you are looking in Hawaii.  Here on the big island there is a shortage of places to rent and those that are for rent, are high priced.  My wife and I have a place that we rent out long term and get $1600 a month for a two bed, one bath.  We have no problem finding people to rent it when we need.

Hi Alex,

I live in Hawaii. There are vacation rentals here that are being sold a lot. I look and redfin and realtor.com for listings. Several of them will put right in the listing if it can be a vacation rental or not. Just have to watch, sometimes they will allow rentals, but has to be at least 30 days. Also have to watch for HOA fees. Some are decent, but some are ridiculous. Also have some that are leaseholds. Need to find out when the lease is due and will it be renewed, or will you just be out of a condo at the end of the lease. Most of them here come furnished. People don't want to bother with shipping furniture to the mainland so they just leave it for the next owner.

We just got an approval letter from them yesterday for our first project.  So for we've had a good experience with them. 5% for 9 months.

Putting together a deal in Hawaii. Looking for a hard money lender.  My wife and I won a bid on an auction and need to come up with the earnest money and some gap funding so we can rehab this house.  We are on the big island of Hawaii.

I already live on the Big Island.  I visited Kauai but still like the big island better.  I am working on a deal here but am looking for and investor for some help to get it done.  If I can get this under contract and it works the way it should, I will make some decent money to help with the next deal.  The big island is a good place also to buy and hold.  Rental property is in high demand and low supply.   Hope to get a few of them in the next year.  Get that passive income going.
