Post: Online lease signing

So due to social distancing my wife would rather i do some type of online lease renewal with our tenants. Is there any you are using that you would suggest? Do i need to rewrite it my contracts or do i upload my current contract and it just does its own verification somehow?

My rental property in Burlington city NJ gets a very high volume of " to resident" and other junk mail addressed to previous tenants. In the past i had not had seperate mailboxes for each unit but my current tenants have requested to do so. Is there some trick to getting this done or do i just put up the 2 mailboxes and its up to the mail man to figure out what to do with general mail that is not assigned to a particular Unit?

Is there anyone near Burlington city NJ that understands figuring out ARV that is willing to meet up in person and help me? i keep reading analyzing a deal just takes a couple mins but i have been at this for hours and i just get more frustrated as i read on in the forums.

So i am trying to use the Rental Property calculator and in one area it asks for County appraised value. Does this mean Tax assessed value, fair market value, or something else?

So i called the woman up to ask what her concern was and she told me that in the past they only charged her 1 month security deposital she also told me that my wife wanted someone in by the 15th of August and she felt that 1.5x rent , plus paying for Aug and september would be a little much so quickly.

So i told her i still wanted the 1.5x rent plus 1 months rent at signing of lease but that they would not need to pay rent again until October 1st. basically giving her the half month of august free, which i would have spent hoping that i would find qualifying tenants anyway.

 Standard practice as far i know in NJ is a month and a half deposit. I don't have a real problem doing this i just don't understand

So we finally found tenants that have good income, great credit, no eviction or criminal records, and plenty of money in savings. But for some reason now they don't want to pay a month and half security deposit, they only want to pay 1 month. 

My wife is tired of searching for tenants and thinks we should accept the month security deposit but i feel like if we give in to this request that the tenant is going to be very high maintenance being that she did a power play from the start. Am i being unreasonable?
