Post: Rural property question about arv

Guys i have a question. I have a lead on a rural property in my area that i got from a bandit sign. The property has 4.5 acres of land and has a doublewide on a basement. Noticed there is 0 comps in the area. Houses are pretty far spread apart too. How would you go about getting an arv or would you use the county appraisal. Home doesnt need alot mostly clean up and deck and gutter repairs. Thanks gor any input guys.

@Charles Kao Thanks for the info about the 3 RPOA meetups as i only knew of one REI and one for rentals. I currently do not have a team together to execute my plan. The only things i have currently is my LLC Alpha and Omega Real Estate Investments, my ability to learn and soak up info like a sponge, a few realtors then send me my search listings i asked for and a can do attitude.

@Scott Matthew C. thanks for the welcome and i think right now wholesaling is my lane but i know i will be venturing into rentals and flips when the time is right.

@Saravanan Saravanan Thanks. Yes with the bit of education that i got from response.com and here wholesaling is my first venture for sure.  And I know i can succeed in this business and i will. 

To me this business is much like what i do with electronic repair but in a much higher dollar avenue. I buy electronic items at a low cost cause they are not working fix them up and sell them for more than i paid for. I help out, buy buying the item, the individual that has the broken item that may or may not have went in the trash and then help out someone who is looking for this item after its fixed by giving them a good deal. So the system made sense to me day one once it was explained to me.  Thanks everyone who has reached out so far. I appreciate all the help!

hello BP forum! My name is Dale Ferguson and im a new Investor in the Grand Rapids, Michigan area. I have a short backstory on how i got here but im excited to get into real estate. It all started last year with one of those ads you hear on the radio about getting into real estate. Yup my wife and I was one of those people who went in for the 3 day seminar and while we didnt sign up for the expensive classes for Snap flip/Response we did sign up for a not as expensive but still expensive class on a credit card. I did gleam alot of info and i got access to their software from this i still felt like i needed more. The program i was signed up for had a 3 day boots on the ground event that we went to and we learned a bit about how to find deals using their software or the MLS. It took a few months but i stumbled upon bigger pockets and i habe been listening to podcasts, bought a couple books and am on my way to finding our first deal and getting our finances in order. I will say when the wife got me to goto the first seminar i was sceptical about getting into real estate but now i have been bitten with the bug. It is a daily habit to listen to a podcast and analyze houses. We are currently waiting for the next rei club meeting so we can attend our first one and really start to talk to people that are getting things done. My ultimate goal is to have some rental properties, doing flips and wholesaling when needed. I want to start small by providing good wholesaling deals that are both honest and fair to everybody as i feel that is the foundation of good business.
