Hello, I am a new wholesale investor in Northern California. What is the common method for wholesale assignment fees to get paid... on the seller side of the HUD1? or the end-buyer (above the contract price)? This greatly effect the price that we go under contract with the seller and also the price that we offer the purchase agreement to the end-buyer, so it is a very important we understand this well.

Are the assignment fees paid by the seller as part the agreed sales price or does the end-buyer cover the assignment fee at and above the agreed purchase price? I need to write our purchase agreements to reflect this correctly, as it is most often done when wholesaling. Thank you in advance for any help provided.

I am assuming it would be wrong within a BPO, to write a question to the lender in the comment section, ie......do you need help arranging vendors, paying utilities, etc..?
