@Douglas Snook the mother is not currently a tenant. She’d move in via an addendum to the lease.

My tenant’s mother recently suffered a stroke. He has come to me to ask if he can put a ramp on the porch, and make other handicap accessible modifications to the house. He has agreed to pay for all of the modifications. He is a handyman by trade, and has general liability insurance. He’s done some small work for me in the past and did a great job. Any thoughts? I would get it in writing that all modifications stay with the house, he pays for all work, and I approve all new projects.
