I'm currently saving to purchase my first SFH. I want to learn how to invest in real estate full time, mainly rental properties. Do any of you experienced investors have a suggested strategy in which I can eventually invest in real estate full time?

Does a college degree help? Should I major in Finance or Real Estate? Both? Or is real life experience better for learning how to invest in real estate? My goal is to do this full time. What is the average time span for investing in real estate? i know it differs for everyone.

I plan on investing in rental properties and I've never had landlord experience before. Would it be wise to hire a property manager? What are the costs?

Thank you. I think I will take the advice and try to start out with smaller SFHs without an HOA.

I'm new to real estate investing. I've been reading books and have been interested for the past 6 years and now I'm ready. I know I have to put 20% down to get approved for financing on an investment property. Would it be a good idea to start out with condos and move on to single family homes once I get good cash flow. I just need advice. Is it a good idea to start out with condos and then go on to single family homes? I also plan on buying in Las Vegas. Thank you for the advice.
