It doesn't take long for tenants to trash a nice apartment. I just installed my first set of commercial carpets in an apartment. I've had to many of the nicely padded mid quality rugs trashed. They got the big box retailer commercial grade cheap carpet with no padding this time.

Tell her if her bf doesn't leave that you will be contacting section 8 about it. She can loose her voucher if he moves in with her because it will change her household income.

You need to spell out in your lease who is allowed to stay in the apartment. I have everyone's names (even children) written on the lease. You should also define how long a guest is allowed to stay. Mine are set up that a guest is not allowed to stay more than 3 nights a month and no more than 4 consecutive nights.

Post: Advanta business credit card closing

I just got notice today that Advanta Corp is closing all business credit card accounts effective 5/30 (in 4 days). That's not much notice to try and get things shuffled around. Has anyone else run into issues like this with this or any other credit card companies?

My guess is that they will come up with the money to get the heat turned back on in the fall. The other question you need to find out is if they leave does the gas bill follow the tenant or does it stay with your property. Not all utility companies have the same rules and this is probably something you should find out.

No matter what your long term plans are if you are just starting in REI you should do your own screenings so you get experience doing it and learn what it's like. With this experience you will be able to better relate to your PM company.
