Closing off the top from the bottom (taking out stairwells or walling off entrances.) We also got lucky and found a property where the previous owners converted their detached garage into a two story 800 sqft house! so we house hacked that one as well by renting out the main house and living in that one. and when you move they cashflow like crazy! I've got a great investor friendly agent if you need one, he's helped me find my house hacks so let me know if you want that contact and feel free to message me anytime! @Ashish Acharya is also a fantastic CPA in the ATL area if you ever have tax questions, need help filing or need assistance structuring your business the right way!

interested in getting that agents info looking for houses to hack in the Atlanta area as well.

Appreciate the value Zachary.

Thanks Ari, I checked out the link but I can't see where they have the official "tax delinquent list"

Would that be the same as the "judgement and outcry"

Curious to know where you guys were able to find either a Fulton County tax delinquent list or probate list.

I know most are going to say tax commissioner but I have had no luck just yet. I could be asking the wrong thing but I'm not sure. If anyone has any info or tips on how to snag these list please let me know.

Thanks, Daemonte

However, getting to know others and having conversations changes us (for better or worse depending on the people). I'm glad you have an ambitious goal of getting at least two properties within 2 months! Just make sure to be flexible about the strategies to get there. I look forward to seeing you around on the forums!

Appreciate the advice Peter, couldn't agree more about your take on getting uncomfortable.

Hello BP community,

My name is Dae'Monte Nicholson, I am a new investor in the Atlanta/North GA market and recent graduate from the University of North Ga where I studied Business Marketing.

I am currently Co-Owner of Moonshiners Bar & Grill located in Braselton & Grayson Georgia. (Come Check us out)

Ive been on the forums for a few months now trying to soak up as much knowledge as I can but I'm quickly learning that I can't be a ghost forever and networking will be essential to my RE journey.

so here is a little about where I am so far - I currently have one partner, we have both spent countless hours acquiring knowledge and analyzing deals, We recently set a goal to close on at-least two properties within the next 2 months, for now we are focusing on SFH in the Atlanta area with <1000sqft.

current pending deal - Purchase Price - 125k -- Rehab - 80k -- ARV - 280-300k --- 3b 2ba - 1,060sqft

I look forward to connecting with everyone, if I can be of any help please let me know

Thank you BP community! - Dae'Monte Nicholson
