Hey folks,

I have created a SDIRA locally here in Orange County. I will be cash funding the SDIRA through a roll over from another qualified plan. I need to create a IRA owned LLC in California. How much should this typically cost for the whole process? And are there annual fees to go along with the initial cost? I am finding that some lawyers are more interested in selling me other items such as estate planning more than just charging me for what I am asking for.

Any suggestions are greatly appreciated.  Dmitriy Fomichenko has been helpful.  Just exploring options.

Hi all,

I am a relative newbie.  I have started to work with a local Chicago agent who has been awesome.  As we started to look around for small multifamily units, it appears that the market is pretty red hot.  Multiple offers on most properties.  But I will persist and hopefully land something that meets my criteria.

But I am running into problems finding lenders who do commercial loans.  I did had no idea.  I would love some help from you all.  

Are there commercial lenders you could recommend that do smaller loans?

Great post Josh.  Like so many in southern California, I too am looking outward to invest.  I read David Greene's book cover to cover twice already.  

I am doing some research on potential places to invest.  I think it would be easier if the location was not on the other side of the country, because I do plan on making occasional visits to meet with "team" members or to assess the community with my own eyes.

But being a newbie, I will admit that it is scary.  I think once I have picked out one or two places to invest, it will get easier.  But even doing that is not an easy task.

What I found is that they are all good.  I listened to all of them.  Even the ones that I thought would be either over my head or not relevant to my interests turned out to be great.
