Hi Clayton, Everyone has been so helpful with sharing their knowledge.  I have been taking notes and my skills are I believe increasing because of all of you.

The book sugestion is great and I will down load the reading material today to read.

Thank you Gino,

I always go above and beyond for my renters as far as maintenance, help in moving in and out. Occasionally even waited for payment when a month is tough for them and they are good clients. 

I am currently learning all I can on the subject of sceening, so as to so the job myself.

Hello Jacquiline, Thank you for your interest.  I have currently depended on the realtor to supply the written questions as well as verbal.  I have no experience in the field.  I have hired multiple employees but not the same of course.  I am looking for anyone willing to share thier questionnaires and or other qualifying criteria so as to learn to handle the job myself or train a qualified person to do it for me.

Hello Douglas, I appreciate your advice.  The realtor has not been problematic, just in my opinion inept.  This is why I have decided to learn the ins and outs of the best sceening techniques.  I don't have specific questions yet, but as I continue to get more information and input I am sure I will be burning some ears with questions.

I only have one property in MA at this point and my son is handling it for me.  I will be compiling a list of questions for both Ma  and Fl. of course respecting the states particular state laws. We will then be very specific in the process.

Thank you for the welcome.. This site seems to be full of friendly helpful people.  I am exploring the site and already picking up useful info.

I am currently using a realtor to sceen and rent the properties.  I am hoping to learn enough to be able to do it better so as to save money and get long term renters.

Hello Sterling,

To date I have had a real estate company handling the rental of the properties, for a fee of course.  I will be taking over this process as soon as I have educated myself on the subject.

The property in Ma is on a quiet county road and this new one in Fl. Is in a well kept quiet homeowners group with only 108 units.  I am actually looking at my third property in the same complex.

Although I love the whole process of renovating, I do not flip properties.  At least not yet.  My start in real estate happened when I moved to Fl. 8 years ago and rented my property in Massachusetts where I've spent my life till the move. I then purchased a property in Palm Bay Florida and renovated and rented it out.  The renters left the condo in shambles.  The place had to be redone from floors to ceilings.  The security deposit did not even start to cover the costs.  The smells...ugh!  

Suggestions would be welcome on picking better renters.  

Is asking for advise against the rules?

I have resently just finished renovating my 2nd property and am looking to invest in a third. My past experiences with my renters have been problematic. I would love to learn more about getting better renters as far as cleaner renters that take better care of properties, leave properties in better shape and pay in a more timly manner.
