@Steven GesisThis was a great article which was exactly what i needed to get the small details on the 203K loan. I really appreciate the information and will keep it as a guideline. I will start looking into which establishments would be able to provide these types of loans in my area. Thanks!

@Adrian SmudeThanks for your assistance. I recently started learning about the 203K loan through the BP Podcasts and online resources. I still have a lot to learn about this loan but it sounds very interesting and may be my best option. I would need to find out the regulations in regards to how long i would need to live in the home(I'm sure 1yr) and refinancing options on the home because my plan would be to eventually refinance in order to purchase another home. I am happy to hear about your brothers purchase and wish him the best. I will make sure to keep you in my contacts since you are obviously doing what i will one day accomplish and you live in the area. I see that you are a Wholesaler. I will be doing research on that subject to see how sales work and see if that is something that will benefit me. Thanks for your time!

@John KentThank you for the welcome. I have been doing some research in regards to Down Payment Assistance but it appears there is a limit in regards to a persons salary. I do not earn that much but I guess I make enough for the Government to let me fend for myself without a hand. I am not a fan of Government handouts but free money which will help lead me to greatness would be nice :-) I will be sure to send you a PM if i need some more info on assistance. Currently I have just written down my yearly goal of purchasing a home and learning the in's and out's of real estate investing. I believe once i have the appropriate knowledge i would be able to accurately determine my goals within this new journey. Thank you for your response.

@ Paul Timmins I really appreciate your response and detailed instructions. I will be sure to take full advantage of those links and do as much as i can to locate local REIA club meetings to attend. I am not sure how Wholesalers work and would think those options are for Cash Only buyers or limited financing, i might be wrong of course. I will do some homework on the wholesalers subject. I am not sure if flipping is something i can start out with because I haven't owned a home before but I am sure once i get my feet wet with a home or two under my belt house flipping would be a great way to obtain cash for more homes. Once again thank you for your time and input.

P.S. how does an REIA club work and what exactly do they do? (I may need to look through the Forums to get a better understanding)

@ Tom Ott Thank you for your response. Currently I am only interested in the Orlando area. I am getting the feeling that the best option for me to start my new journey as an investor is to take advantage of a First Time Home Buyer Loan(i think) and if I live in that starter home I would prefer Orlando. This is if I even need to live in the home for the first year or so.  Eventually I would move into other markets, that's the ultimate goal. Thanks.

Hi,  I just recently found this site along with it's Podcasts and I am so relieved. Why did I not find this site years ago! I have been looking to purchase my first home, to possibly live in, for several months and at this point have just been seeing the prices rise. I am not too sure which routes to take as a first time buyer or what moves to make as a first time property investor. I've been so excited to write my introduction to you all that I havnt thoroughly read through this site to see other forum conversations so I'll get to the learning ASAP. Anyways, just wanted to introduce myself and possibly make some cool connections with people who can offer any words of advice for a newbie. I live Central Florida so it would be nice to get some words of wisdom from those in my area. Thank you for your time.  I look forward to one day being able to contribute from my success.
