I'm looking for a source of property information that is nationwide. Is corelogic the only provider?? Going through the individual counties has become too much..

For those who are not in Arizona, the Subdivision public report law stipulates that if you have 6 or more properties in any given subdivision you have to generate a report in order to sell any of them. My understanding is that this report costs 8-10k.

It sounds like most of these complications arise when it's an improved lot, particularly when the buyer is living on the property. Does anyone know if the requirements for any state are based on whether it is an improved lot vs. vacant land? My experience in Arizona has been that if somebody is living on the property, you wouldn't need to go through foreclosure, but you could potentially need to go through an eviction process.

That's interesting. I was once advised by an attorney in NM to have a QC when selling with an LC. I'll have to look more into what the actual laws are in NM. @David Beard, do you by chance have an idea how long it would take to get the property back if foreclosure was necessary? I'm curious to contrast that with a simple forfeiture.

Hi Bill, thanks for the input. Yes, that post was the most recent time I've heard of this. Here's why I'm confused: my experience is limited to Arizona, but in Arizona there generally isn't a foreclosure process with land contracts. Arizona Revised Statutes, Section 33-742 stipulates a forfeiture process (that is much different than a judicial foreclosure process) that is followed with most land contracts. So I'm thinking now that this is just due to a difference in states? It makes me curious though how other states do it. Is it a judicial foreclosure that you have to go through?

I've heard some chatter (here on BP and other places) about potential issues with land contracts and how they've been ruled as circumventing foreclosure. Can anyone cite and references for this?

Does anyone in here have any experience with Arizona's subdivision public report law? Generating it? Being exempt from it? My understanding is that it's very expensive to generate and the exemptions are far and few in between. Also, do other states have something similar to this or is this just an Arizona statute?

Thanks for the insight Bill. Can you cite a reference for the developments regarding Land Contracts circumventing foreclosure laws?

I'm realizing more and more that I'm looking for a private investor and institutional investors and brokers just aren't going to work..

I have several land contracts secured by vacant land throughout Arizona that have an average value of 6-10k and at a interest rate of ~10%. I did not pull credit when creating these land contracts and service them personally. I am looking to partially sell some of them to free up cash. I would guarantee they would perform by offering to exchange any contract that stops performing with another one that is performing. Does anyone have any experience doing something similar? Any advice on the best way to find a buyer/funder?

I vaguely remember reviewing a course/software that would help identify land in purchase in order to lease out for billboards or cell towers. Does anybody know more about this course/software? I would like to re-visit it..
