Use Nancy Carroll at Reunion Title in Addison. You will need some type of bridge load if you have much of a time gap.

One Prop is supposed to be really good and very trouble free for the owners. They will locate, screen, do check ups and complete management including repairs. Everyone i know that works with them says they are great. I also have a realtor that I've used before that does a really good job. He manages properties for several investors that live in California. Let me know if you need contact info for either one.

I am trying to figure out the best way to set up a limited partnership. I have a family member that wants to invest with me in a few houses. He would be using money collected in a 1031 exchange. I want to know how is the best way to title the property? If both of us are not on the title I would guess one party would get the benefit from the purchase. Is it more trouble to have 2 parties on a property title or should i just buy the property myself and pay dividends to him as an financial investor?

I don't have a real estate license so if I'm to benefit from this, I have to be listed on the title as an owner.

I'm curious to know who earns their income completely from real estate investing and how did you get your start? How do you earn your income, flipping, wholesaling or rentals? From what I've learned and experienced, you have to have a lot of rentals to make earn any type of real money.

I am currently rehabbing my first house in Plano but I plan to purchase my next house by the end of this year. My ideal property is under $150k with a $25k net return. My goal for my 1st year is to do about 4 to 5 houses. I feel this is a doable number and will allow me time to learn the right way and not have to be so rushed to start and finish a project that I just make a ton of "newbie" mistakes. This will be a year to learn and build a strong foundation to grow from. (I hope) I'm sure there will be some long hours and a lot of headaches but at least my time will be spent towards my goals and personal growth and not someone else's.

Hello everyone on BP!! I must say this is a great website that is packed full of valuable information and contacts. Hopefully this will allow me to meet other people in the DFW area that invest in real estate also.

About myself, I'm not totally new at the real estate investing game. In the early to mid 2000s I was successful in a passive role but got out when the market tanked in 2009. My wife and I relocated to Dallas from the Carolinas in 2010 and I have keen working my life away in an upper management job ever since. Over the past year I have been working on my exit strategy form the working world to chase my dream of becoming a full time investor / flipper. We managed to save a years income up and I recently resigned from my job that I was working 80 hours a weeks to focus on this full time. I am blessed to have a wife that supports this goal and has a job that can support both of us while I start this new venture.

I'm really hoping to meet other investors like myself in the DFW area and to learn as much as possible. If this goes anything like the companies that I have managed in the past, all will be good. Knowledge is power and you can never learn enough or have too many contacts in anything that you do.
