Am I correct to think that what a person might want to sell their home for in a pre-foerclosure would be less or at least the amount of what they paid for it when they bought it. I'm just wondering how you begin to establish an offer to the owner.

So, from what I understand I help the buyer out if I buy it instead of it going to auction.  Is that right?

I'm wondering if you can make on offer on a properties in foreclosure.  I see properties in foreclosure and pre-foreclosure on Trulia and Zillow.  I was just wondering if you can make offers on those or if you have to wait until it goes to auction to try to purchase it.  

I am wondering if it is beneficial to have a realtor's license if you are a wholesaler or flipper.

Does it help you to have more credibility and make it easier to close deals when buying wholesale or selling a FLIP?

I was wondering what happens if you find a house to wholesale and you don't have a buyer.  

Do homeowners selling you their house have patience to wait on you to find a buyer.

I see a lot of options to finance your flip.  I was just wondering what type of loan you would be able to obtain from a bank that would be available to finance a flip.

Of course I do =)  I see you are working at this too.  

I stopped teaching as I was doing really well renting out my timeshare properties and it was taking up a lot of time.  It is pretty much a full time business now.  Rachel got a softball scholarship at Bryan college in Dayton, Tennessee.  It is really pretty out there and I started looking at the houses and saw a lot that were in foreclosure.  That sparked my interest in this type of business.  

So here I am...maybe we can work together on this.  You are the only person in this forum that I actually know =)

My name is Cynthia Seitz.  My experience in real estate is in vacation rental via my timeshare property.  I have recently become interested in learning more about real estate investment.  I hope purchase a home to flip in the near future.
