as a listing agent i do cma and work with numbers all the time so i will do the numbers very carefully without involving my interest (thats a good point)

I want to do wholesale to start investing. The main goal is to get enough cash to invest in rentals properties. I still keep my real estate agent job as the main one so far but ultimately my goal is to invest in rental properties...but I need to start somewhere and wholesale is a way to start fast . Regarding the legal way to do it since I'm a realtor, that's the good point and I will check on that. Thank you to bring that up. So I don't want to spend 5 posts and 5 days  to explain why I want to do that .im here to get knowledge and advices on HOW TO DO IT and HOW TO DO IT FAST. It might irritated some people that I want to earn fast money but when there is a flame, the fire is coming .so any advices to help m to move forward and fast are welcome ;-)

where i am now should not guide me where i wanna go .

i always wanted to invest in real estate ,and without any funds or good credit where am i now ,one of the only solution i see its wholesale. i have some skills and techniques to find good deals and buyers but im not familiar with the whole sale process...so here i am to learn the process and my goal is to learn and do it in 30 days .there is no reason why i should not succeed if i give enough time to do it in the right way .so i appreciate your opinion about my life but i will not give up my goals on the first obstacle and im not afraid to start at the bottom without funds and credit score .i believe that with hard work you can achieve anything .yes it will be easier with some funds but i dont have it ...so lets deal with it.

im giving up a lot of my time ,learning ,reading ,networking to the point that i ll feel confident that i can do it full time .im a real estate agent in Miami beach for 4 years now but i want to invest because i see a lot of potential. for example right now i came across a good deal but the time that im spending figure it out if its worth it or not and how to do the deal ...someone might jump on it and then it will be too late .right now im looking for a sample of wholesale contract ...any help ?

First, I am a real estate agent working with sellers for the last 4 years and now I'm looking to become an investor.

I have no funds and not that great credit and need to get some $$ as soon as I can...so If I'm not wrong, wholesale might be the right type of invest to start in my case. I'm planning to be a landlord in the future and do some flip sometimes. As a Real estate agent, I do a lot of cold calls and i'm familiar with expired listing, fsbo,and just classic cold calls..so I started to create a buyer database that might be my potentials buyers in the future. I'm going in 2 days to an investors meeting for the first time and I'm now part of this forum to learn how to do my first deal and I really really realy REALLY want to do it in the next 30 days ! Do you guys think it's possible ? Where or how should I "Fast start " ?
