@Jerry W. That makes sense; especially for a rental. My first property will be a condo (I know, I know, a lot of people hate them :). I will get the FHA loan, live in it, and then rent it out and buy a duplex or triplex. In my situation, a December closing would be perfect if I didn't have to make a loan payment for 45-60 days, because I could get the painting, flooring, etc done, before I move in and I would still be in my apartment and not have to stress about moving, as I would have until the end of February.

Conversely, if I didn't close until late January or February, I'd have less time to get things done that are easier to do when it's empty, because if lease was up,then I would have to move out, since I wouldn't want to make a mortgage and rent payment (if at all possible).

Hello BP! I'm curious about taxes and closing at the end of the year, versus at the beginning of a new year? I'll obviously speak with someone regarding tax implications, but as I think about buying a property at the end of 2017 or beginning of 2018, I wanted to find out which is (in general for tax purposes) the best time to close on a property?

I seem to remember (in the recesses of my mind) some benefits of closing at the end of the year versus at the beginning of a year? Just curious to see what others have found to be beneficial.

@Tarl Yarber Man! I can not STAND that I'm going to miss the opportunity to check out what you're doing. Unfortunately, I have a meeting that night that I've already rescheduled twice. I'm truly bummed out.

@Tarl Yarber Happy Thanksgiving! And as always, thanks for sharing your projects, and more importantly, giving tips that have led to your success. As we all know, shows make it look "easy," but those who do this on a daily basis know that's not the case; however, you've shown that by having processes in place that you don't deviate from, it can save time and money.

Can't wait until I can jump in the game too - looks like late 2017 or Q1 2018! Have a wonderful and successful remainder of 2016. I believe at the end of last year during this time, you picked up a great deal...keep it pushing.

@William Hamburg You may want to check out Terri's Consign & Design or My Sister's Attic. They are consignment stores  in AZ. You may or may not find anything, but it's worth a shot. Plus, if you buy from them, you may be able to reconsign when you get rid of the furniture; granted, you won't get back what you paid, but it's an option.

@Christian Wathne I don't know if you've seen the show(s) on HGTV about Tiny Houses, but there are a lot of alternatives in respect to the heat/water, etc. There are some that have fireplaces in them for heating and some use them for cooking their food too; there are compost toilets (I'm not really into that, but it seems to be very popular). Some have solar paneling on the roof for heating, and I even saw one where they constructed a bike that they used as a generator to use for electricity to power the house as well. There are so many avenues for everything related to really living (comfortably) in a tiny house.

By the way, I emailed a lady who has quite a bit of land in the Arlington area that is open to Tiny Homes. You can PM me, if you'd like some more information and if you may want to meet and chat about possibly brainstorming or maybe working together. Be well.

That's awesome! I've been researching getting a Tiny House here in (outside of) Seattle, WA area. I'm still in the investigatory stage; therefore, I'm not 100% certain which direction I'm going to go, but I'm extremely interested in this whole movement. I agree that it's not for everyone, but there are a TON of people who are really into this whole concept. Thanks for sharing.
