I wouldn't hesitate to challenge the appraisal if you can't get help from the seller.  Look over the comps used in the appraisal and make sure they are current (I have had appraisers use 1 year old comps when there were plenty of current comps available.  In my case it actually helped, because the year old comps were in my favor and the bank didn't even notice lol). Also, make sure they are from the neighborhood you are looking to purchase in. Many appraisers don't understand neighborhoods and that could help you get an adjustment.  Before you challenge the appraisal, do your own research with a local Realtor or look up Solds on Zillow (be really specific to neighborhood, and keep comps apples to apples).

Hello!  I am excited to be a new member of the community!  I'm just re-entering the investment world, and I'm looking to focus on single family homes.  Since I am a Realtor, I am very familiar with my market ( I work a large part of NJ) and I'm seeing what look like great opportunities.  I look forward to learning from the forums and participating in the discussions to offer help to others as well.
