Great question, no easy answers.  i would go with the recommendations of friends who have used them before.  It's very tough because just because they did a great job for me, does not mean they will do a great job for you.  Also seems like 1st job is best, then goes downhill.  Also seems to be an issue that many of the people if not most are small contractors...so they're great with one job, but if they get 4 at the same time, it becomes unmanageable for them.

DO NOT pay up front no matter what they tell you.  You can pay as work gets done, but an investor and their rehab money are soon parted when you pay up front.   Also hold back a good % maybe 20%-25% for the final payment.   Plenty never like to finish the punch list.  Holding back that much will help encourage them to finish or allow you to hire GC #2.   They will all tell you they want 30-50-100% deposit.  Don't do this.  Just say no.  I get it that they also get burned when people don't pay, but chances are you pay up front and you will learn expensive lessons.
