Thank you @Greg H for the reply.  Guess I am screwed unless I switch brokers!  At least there are a lot of other avenues to purchase some great deals in my area.

What if my broker does list HUD homes but is NOT listing the one I am wanting to bid on? A different broker/company, than the one I work for, is the listing broker. Because my broker does and will list HUD Homes does this make me ineligible for ALL HUD home bidding or just the ones my broker lists?  This is so dang confusing AND I am a Realtor!

Looking for flippers or investors for a house I have in Lancaster.  House has been a rental since 2009 but I need to sell it.  Not in great shape but all cosmetic.  Does anyone have a contact in the Lancaster area that I can contact to sell this property to who is interested in flipping?

Will do. May offer cash or stand there and call the Sheriff just to add some heat to the situation. The worst part is the damage that he may be doing to the property which I explain to the tenant is still her responsibility until I have possession of the property. Thank you all for your advice and I will update the situation soon. I was so excited to get such a quick court date as Genesee only does evictions twice a month! But I guess it is better if I just go refile AGAIN. :(

Just the tenant as I didn't know anyone else was living there till now.

I know the rules vary from state to state but I am hoping someone from Michigan (mainly Genesee County) may have some advice. My renter in the City of Flint has moved all of her stuff out because we are in the process of an eviction (court date is Jan 8th) However, a cousin that has been staying there on an off (according to her) now refuses to leave and is being belligerent and threatening. Do I have the right to call the Sheriff regarding the trespasser or do I just follow through with my court date and deal with it at that point? Any advice would be greatly appreaciated!
