Tony and Bryan,

Thanks for the posts guys!! It is nice to hear from local people. I am really new when it comes to real estate investing. I had a investor friend tell me that I think too much like a real estate agent when looking for deals. Haha! I know I have a lot to learn.

Several questions I have for Bryan are, as an agent licensed in Tennessee, (1) how do you handle disclosure regarding your status as an agent when working REI deals, for example, when working wholesale deals? (2) Since you work for Crye-Leike, how do you handle your REI deals with your broker? How do you ensure your broker that you are being ethical and honoring your fiduciary duty and document your disclosures on paper? I think my biggest concern is making sure that I am making the proper disclosures to show that I am not taking advantage of potential real estate customers for personal gain. I have spent 14 years as a paralegal and I am aware that the courts hold agents to a higher standard than investors that are not licensed when cases are litigated (I worked for a firm that represented Rice). I may be flooding you with questions, but since I am just now getting back into real estate full time as an agent and I want to also become an investor, I want to make sure that I am putting the proper disclosures in place. (3) I was considering forming an LLC. Do you use an LLC for your investing? (4) Do you also use the d/b/a from your LLC when working as an agent? (5) Am I overthinking this? Thanks for the warm welcome!! When I lived in Memphis, I attended the Memphis Investors Group (REIA) meetings on occasion. Is anyone a member of Real Estate Investors (REIA) of Nashville?

I have loved real estate all my life. Got my real estate license at 18 right after high school. I have always wanted to be a real estate investor, but the time was never right. This year I plan to close my first deal. Wanting to learn more and understand how to structure different types of deals.
