Depends on down payment as well as potentially cross collateralizing it

I am looking to build a SFR on .5 acre in AZ. I am a licensed agent, have done Fix and Flips and Wholesale. I have looked into different PML online and it seems that their requirements are very straight forward but they do require at least 1 new construction in the last 3 years. Does anyone have any recommendations on PML's? TIA
