I understand that the seller's agent typically chooses the escrow and most Seller's don't even think about it. 

Doesn't this just set up the stage for random fees to creep in?

How can a buyer avoid some of these fees?  

This reminds me of a listing I came across for a house in Bev Hills that said that the guest house was unpermitted. 

What does a a buyer need to know when considering a property with an unpermitted addition? What are the risks/benefits of buying such a property?

Are there any negotiation strategies that will be helpful?

What do people think of the market now? It seems prices are slowly coming down in high end areas like Bev Hills and Santa Monica.

I am considering buying a home in Santa Monica as a primary residence. I am coming across small homes (3 bed, 2-3 bath, 1700-2000 sf) in large lots (7000-8000 sq ft lots). Is it possible to add another bedroom and bathroom to such homes? What all would I need to do something like this?
