Thanks for the advice that is sure to help tremendously. Thats great info on the people I need to speak with that will help me on my way with wholesaling, as well as the advice on how to get out of a conversation with someone who wont quit talking! Thanks again

So my first REI association meeting is tonight and I was wondering what some good questions may be to ask some of the people I meet tonight. Again my goals are to wholesale a few props then begin to buy and hold for cash flow. Any suggestions will help. Thanks in advance.

Thanks Curt for the advice. My issues with that is that I dont have any money to put up as a down payment. Im a recent college grad, and I play baseball in the minor leagues so Im only home for about 5 or 6 months a year. And since I dont have a steady flow of income and nothing to put up for collateral it would be hard for me to get a loan from traditional banks or cash flow of my own in case I have holding costs for a home.

But again I do appreciate the feedback, I may look into finding a deal and having a local investor purchase it that is willing to help walk me through the process to get started and gain experience

Hey everyone my name is Chris I'm from central Arkansas. I'm new to REI and this site was recommended by a fellow investor who has taken some time to help me out. I'm looking to do a few wholesales and then get some rental properties for the cash flow. This site is awesome I've learned so much already can't wait to see what the future holds

Thanks guys, the couple I've been looking at have been on the market for a little while and i know alot of the good deals dont stay on the market for long so i was skeptical to begin with. But thanks for the advice.

I have another question if yall don't mind. I have seen a couple distressed properties that are vacant. One property has the grass over grown and city ordinances all over it but not in foreclosure that I can see. I've looked on the county data website and the number they've given for the owner is disconnected, how would you suggest finding the owner for a home like that? Thanks in advance for your replies.

Hey guys I'm a newbie in the real estate investment world and I have a question. Im looking to wholesale a couple properties to get some capital saved up then then I want to hold and rent properties, but many properties in the area im looking to invest in are under contract by realtors. I know often times its tough to get a good deal from a realtor I was wondering if anyone had any experience or insight in dealing with realtors for buying investment props to wholesale?
