As some have mentioned, you get out of it what you put into it. Obviously I do not have their numbers, but I wouldn't be surprised if 9 out of 10 people who sign up never do a deal. Quite honestly, I do not have an issue with that as I like to believe in being accountable for your own actions. I have a feeling that they do say they will only choose a "select few," but will take anyone who can afford it. I have no data to back that feeling up though.  I talked to one new student in particular who was telling me about his life/financial situation and I thought to myself, "this poor guy has no idea what he's getting into."  Hopefully I am wrong about that and he finds success.

As for myself, we have only done 1 rehab since joining in 2014. My wife has since become a full time real estate agent and has been able to convert some of the calls that do not make sense as an investment into retail listings. So that being said, we have more than covered the cost of the program and are continuing to pursue our real estate goals. Would we have been confident enough to purchase a home for 500K and put 93K worth of rehab into as our first project if we were not in fortune builders? Maybe, maybe not. But I can tell you that I had high confidence that we would be successful because of the due diligence we performed based off what we learned in the program.

So in other words, the program is not for everyone. You should be aware of what you are getting when you sign up and what you are not getting. If anyone thinks they can sign up and deals will be handed to them, that is definitely not the case (nor do I believe that fortune builders ever says that is the case).

I'm seeing that this property is still active on the MLS. Are you saying that you currently have it under contract?

I don't think you'll have any trouble finding a buyer if you have a true deal. Once you have it under contract, you can present it in forums like this and at your local REIA clubs. There are plenty of investors looking for deals in today's market, so that shouldn't be a problem.

One reason you might be having trouble with your buyers list is that real buyers are probably getting inundated with emails and calls from "wholesalers" who say they will find great deals. Investors in our area always talk about how they receive many emails from wholesalers who they either never hear from again or just send properties that are listed on the MLS. that is why I think finding a good deal will draw their attention more than any email/letter, no matter how well it's worded.

In my humble opinion, your introduction is not going to do much to set you apart. Talk is cheap and there are many people out there who can make themselves sound great on paper but then never deliver. If you really want to set yourself apart, find yourself a good deal and then get it under contract. Once you have a good deal to wholesale, that will set you apart from others who just send out properties that are listed on the MLS that they don't even have under contract. Then you will really get the attention of buyers out there.
